Orchard Court Monthly Blog Update
Welcome to Orchard Court’s monthly update page.  This ‘building smart spaces’ blog is a new tool that Real Assets is using to share important building information with tenants.  It is our hope that we can create a strong tenant and owner network that efficiently handles issues and improves building security and the environment for our tenants.

and we are hoping to have them opened by the first week in June.  Please do not eat pizza until then so you are sufficiently depraved and can patronize them as soon as they open.  Orchard Court is still a little sleepy mid day before the kids come over for driving classes at 911, so we are hoping that Pizza Factory helps reel some more visitors in.

 I understand that Viridian Art and Frame has been doing great since they’ve moved in so pleas share the good news with friends in the hopes that we can draw some more tenants to the building. 

Many people have asked about Jackson Hewitt.  Their normal way of doing business is to work though tax season and then close for the remainder of the year- as you have now witnessed.  They will hopefully open again next December or January.  And yes… we do get to collect rent year round- not a bad deal, eh?

Tenant Leasing Referral Incentive

We have at least two spaces left at Orchard Court for lease- 1,100SF in the center and 1,500SF drive-thru end cap.  Spaces are renting for $20 – $22/SF annually.  If you know ANYONE who may be interested and refer them to me, or me to them, and they sign a multi-year lease, I will provide you with a $3,000 rent discount!!  that’s right $3,000!  Please think about the fellow business owners in the area.  I would love a coffee shop or bakery in the drive-thru and know that type of business will be successful for the building, you and the business owner.   The 1,100 SF space would be great for a chiropractors office, and insurance office, a salon/barber shop, a ….. your turn!  Think and win!

Security

As co-tenants at the building, I hope that everyone will take the time and vigilance to keep an eye out for others’ property and safety.  If there is ever a suspicious person or event that occurs, please let Pete, pkuchas@realassetsps.com, 206-375-5982, or Adam, asimon@realassetsps.com, 206-755-6345 know.  

Garbage
Please make sure to break down all cardboard and be vigilant in recycling, it can save everyone tremendously on garbage bills.  Keep the lids closed at all times and let Pete or I know if you ever see any illegal dumping or overflow from the garbage containers. Thanks.
