IMGP2604Welcome to 6th @ Lander’s new monthly Blog, ‘Building Smart Spaces’.  This blog is intended to network owners and tenants and to share important building information.  ’Smart Spaces’ is a new idea Real Assets is implementing throughout it’s portfolio of properties. What’s so SMART about it?
Our hope is that we can create a forum that allows our building to operate more efficiently.  Smart Spaces will share important building rules and protocol to increase security, cooperation amongst tenants and owners and to decrease utility and operating expenses.

Orchard Court Monthly Blog

It’s the One Year Anniversary of Orchard Court’s existence as a real retail center- that is, one with tenants.  Thankfully, we have managed to fill most of the spaces with great tenants.  I appreciate each of your business and what each of you adds to Orchard Court.   I am working with a well reputed vietnamese restaurant for the end cap, drive-thru space; I hope a lease will be forthcoming.  In addition I am discussing the other vacancies with a couple prospective tenants, a pet store and a mobile phone shop.  However, if you know of a tenant who is interested, PLEASE assist with a referral and you will be duly rewarded.  Please provide prospective tenants my contact info: asimon@realassetsps.com.  Leasing information is available on our leasing site.  Thanks!

Monument Signage

DSCN8111Igor spent the new year pouring the foundation for the soon-to-be pylon sign on MIle Hill Drive.  The sign is expected to be fully erected in February- we are waiting on the illuminated cap signage for the monument.   Thanks for your patience.  There will be room for each tenant’s lettering in your own fonts.  Please send me your company logo/fonts in a vector file that will be fabricated into bronze, stand-off lettering in your own logo style.

Update Security

Thanks to our new building engineer, Dave Wren, who successfully diagnosed and solved the rear light outage.  Dave comes to Real Assets with years working with CB Richard Ellis, Frank Russell Properties, Safeway ad Tishman Spyer. Dave is a great asset to real Assets :) .  I hope with Dave on board our response times to maintenance requests at the property will improve drastically- you can count on it!

As co-tenants at the building, I hope that everyone will take the time and vigilance to keep an eye out for others’ property and safety.  If there is ever a suspicious person or event that occurs, please let Pete, pkuchan@realassetsps.com, 206-375-5982, or Adam, asimon@realassetsps.com, 206-755-6345 know.

Garbage
We have successfully transitioned into a system where each tenant has ordered an pays for its own garbage.  Please be respectful of others’ receptacles and keep your garbage in your own.  Thanks.

DSCN82202:03AM February 2, 2010: Progress continues at 1605 as we speak.  Igor is working nights to reduce inconvenience to tenants as we strive to create common areas in the building that compliment your creative businesses.  As you may notice our renovation approach is a bit on-the-fly, but that’s sometimes how creative genius has to unfold.  So far we, with  much of your input, have found great ways to reveal many of the building’s historic features. ….and covering some others.  Thanks especially to Wade of Rudy’s and PB Elemental Architecture for your assistance with design.

Here is what you can expect:

  • Upgraded tenant directory and suite signage
  • Relocation of mailboxes and addition of outgoing mail
  • Significant common area redesign and lighting upgrades

We hope to complete the renovation in the next two to three weeks, thanks for your continued patience and input.  Thanks to Dave and Tammy Heath, the owners, who have been in full support of making key improvements as a long-term investment in the building and in you, the tenants. … our Real Assets!
