Welcome to 6th @ Lander’s new monthly Blog, ‘Building Smart Spaces’. This blog is intended to network owners and tenants and to share important building information. ’Smart Spaces’ is a new idea Real Assets is implementing throughout it’s portfolio of properties. What’s so SMART about it?
Our hope is that we can create a forum that allows our building to operate more efficiently. Smart Spaces will share important building rules and protocol to increase security, cooperation amongst tenants and owners and to decrease utility and operating expenses.
Building Rules
Security: Recently a laptop was stolen from an office on the second floor after hours.
Real Assets responded by changing the access for the second floor. From now on the main doors to the second floor hallway- from the 2450 entry and from the fire exit door near the parking garage- will be closed from 6:00PM to 7:00AM. Please help us by ensuring, if you leave after 6:00, that the doors are securely shut; if you arrive after 7:00AM, please ensure the door is again propped open. We have a security service, First Response, that patrols the building nightly and will help ensure the doors are closed as well.
Also, for warehouse tenants, on weekends and weekdays after 5:00PM please use ONLY the blue door on the 6th Avenue Loading Dock- do not use the bronze aluminum double doors as they are less likely to close and lock properly.
Parking: As great as it is to have the light rail stop a half a block from our doorstep, the added commuter parking has made on-street parking even more scarce. We have parking in the rear of the building for tenants on 7th Avenue and in the gated lot adjacent to the Starving Students vans just east of 7th Avenue. In addition, Peter will be working to ensure the city installs 2hr parking signs in key areas surrounding the building so our retail tenants can have some spaces freed up from all day parked vehicles.
Pallets: Please haul your own pallets. Pallets left in the building are hauled by our janitorial service- however that is expensive and it adds a lot to the overall operating costs of the building. It is very hard for us to determine who is abandoning pallets in hallways. We ask that is you see your neighbor abandon a pallet please inform Peter, the manager, who will then be able to bill the correct party.
Consumption and Conservation
One of Smart Spaces primary goals is to encourage an implement cost saving conservation measures. To this end we have hired a new building engineer, David Wren, who will be responsible for monthly utility audits seeking ways of reducing utility consumption. 6th@Lander has many common areas that currently stay lit for many dormant hours. One of our first initiatives will be to install occupancy sensors throughout hallways to reduce overall electricity consumption at the building. We have already reduced our garbage expense by $800 or more by eliminating one garbage container and making recycling more user friendly. Our recycling service is FREE. Garbage is almost $2,000/month. We hope to offset more of our garbage generation and to improve recycling rates throughout the building through a number of new strategies.
Tenant Spotlight
In coming months this section will be used to highlight tenants in the building to promote tenant’s product and services. Its our hope that fellow- tenants will help to enhance the 624 Lander community by, when possible, patronizing neighboring business and- hopefully, providing discounts and favors to neighbors as well who seek their services.
Upcoming Events
Smart Spaces is looking forward to providing Tenants with business and personal enhancement workshops. These ‘Brown Bag and Sushi Lunches’ will feature management provided sushi and drinks supplemented by your own favorites brought from home. Features speakers will focus on small business advice, personal enhancement and other notable speakers.
$100 Rent Incentive for your Ideas!!
We want to ensure all tenants have a recycling system in place at 6th@Lander. In addition to providing the recycle bins in the back of the building we need your suggestions on how to:
- Separate recycling from garbage at each tenant space- distinct containers
- Ensure all tenants are vigilant about their recycling separation and get the recycling in the correct dumpster
The tenant (or employee of tenant) with best thought out, most practical and implementable idea will be eligible for a $300 rent discount for next month!! Don’t be shy; come up with some suggestions!
