7-Eleven Update
We are nearing completion of 7-Eleven and intend on turning the keys over to corporate on Nov 30.  They in-turn plan on opening by year-end.  I do not know who the operator of the store is yet, but I suppose a good excuse to meet him/her will be to swing by on opening day to pick up a Slurpee.

Security
Just this week we had a incident of vandalism at the property.  The eastern wall was ‘tagged’.  Just be-’Cause’.   Anyone with information about the misguided kid who thinks spraying a fictitious name on vertical surfaces is a good idea of fun, please do tell.

Perhaps not unrelated, it was brought to my attention that the lights in the parking area have been off since construction started on the 7-Eleven.  This was an oversight and I have asked the electricians to energize those and the monument sign as quickly as possible.  I anticipate by Tuesday that the lighting to the site will be fully functional.

Leasing Info:
We still have one space left- the drive thru.  It has always been my goal to get a coffee company in that space.  If you know of anyone who may be interested, please provide me with their info so I can proceed with trying to make it work for them.

Construction to Begin on 7-Eleven, Your Cooperation Requested

July 20th, 2010

Site-work will begin tomorrow, Wednesday the 19th, on the ‘pad-site’ in front of 1800 Mile Hill Drive.  I have instructed the site foreman to ensure construction vehicles and impacts are kept within close bounds of the pad itself.  I do not anticipate disruptions in the main drive aisles of the parking lot (the only closure will be the drive aisle being relocated in front of the 7-Eleven).

I will be on-site tomorrow to assess the impacts and will try to minimize any unnecessary overflow or mess in the retail parking areas.

The result of the new 7-Eleven will be to add parking spaces to the site, there will therefore be no long-term adverse parking impacts to the shopping center.  However, during construction there may be more (construction) vehicles around that usual.

Therefore: Please park all employee and owner vehicles in the back of the building. If you have ‘company vehicles’ with decals for advertising, please park ONLY ONE in front of the building for advertising and the remainder in the rear of the building.

Your cooperation and communication throughout the construction will be very appreciated.

Orchard Court Welcomes Tri-Stripes & Slurpees!

After months of negotiation and planning a new building for our ‘pad site’, we recently signed a lease with 7-Eleven for a 3,000SF building to be located in the overgrown gravel ‘yard’ part of our parking lot.

7-Eleven’s new stores are intended to be grocery stores, only smaller.  There is no gas station and the store size and grocery offerings is/are likely to be larger than what you are used to from other 7-Eleven’s in the area.

7-Eleven is a high-quality nationally recognized brand and will feature high-quality locally recognized design to match Orchard Court’s unique architectural identity.

Most importantly for you, 7-Eleven is a driver of retail traffic.  7-Eleven will draw over 300 customers a day into our center- your front door.  That is certain to drive greater sales volumes for all of Orchard Court’s existing and future businesses.

Please see the slightly modified site plan and the storefront designs below.  We are still working to pin down a construction schedule, but do hope to start work on the new building this summer for a year end grand opening.  All of the utilities were previously plumbed and routed to the ‘pad’; therefore the footprint of construction should be minimized (no boring holes through the rest of the parking lot, etc…).

In addition to 7-Eleven Dr. Tom Holt will be opening shop within 30 days or so.  I am also working with a couple prospective tenants, coffee purveyors, for the end-cap drive-thru unit.  With continued hopefulness and help, we may have the center filled with vibrant tenants by year’s end.  Thank you all for your participation in this modern miracle!

Orchard Court Welcomes Dr. Tom Holt!

You may have noticed recent activity in the former Jackson Hewitt space or seen Igor’s familiar and welcome face around the building. What’s going on?
We are pleased to announce the most recent addition to Orchard Court, Dr Tom Holt, who is relocating from all the way across the street.

Why is he going through all of that trouble?
Dr. Holt realizes the value of visibility.  How many of you have seen his clinic across the street?  Well now almost everyone in Port Orchard will see it naturally as they drive by the building and see the signage.  This is a trend that has replayed itself over and over again with our tenants.  I certainly hope that everyone is enjoying the benefits of their increased visibility.
And now you will enjoy the benefits of increased traffic to the center thanks to Dr. Holt.

Dr Holt comes to Orchard Court after a successful 15 year history across the street at Sinclair Chiropractic.  Dr. Holt treats everything from auto and work comp. accidents, to families looking for wellness care.  His services include full spinal rehabilitation for both chronic and acute conditions, massage therapy, and cold laser therapy.  His new office will have the latest in cutting edge technology for diagnostic equipment including computer spinal scans and digital X-ray.

Please give Dr. Tom Holt a warm welcome to the property!  Each tenant that brings and attracts their customer base are also bringing customers one step closer to your doorstep.  Soon we will be full and I hope that all of the tenants reap the benefits of the vibrant retail center we envisioned.

Orchard Court (Almost) Monthly Blog Update

Your building needs love.  Dave is here to provide it.

Dave Wren loves buildings.   Thats why we hired him to be Real Assets’ Building Technician.  While you and I love the look and feel of high ceilings, borad storefronts and plentiful parking, Dave is enraptured with the wires, fuses, plumbing and temperature controls.   Dave comes to us with a wealth of experience working for the big guys: CB Richard Ellis, Tishman Speyer, Safeway Maintenance, oh, and the US Army!

And we love Dave.  We are sure you will too when you get to have him solve some of your maintenance headaches- hopefully not too soon.  And now we also have a great new format for responding to your requests.

Through our new on-line maintenance request website you can place and Dave can receive and respond to your maintenance requests  with just a a few clicks. It’s not that we don’t like to talk to you, we are just trying to be efficient to ensure your requests get logged and responded to immediately.

You can expect to hear back from Dave within two hours of placing a maintenance request- often with an in-person visit.  So please use our website to make your maintenance request for all but the most dire emergencies.

After you follow the link from the Real Assets home page to the request log on page :

  • Sign in with your username (1800) which is the numerical address of your property and password (1800) also.
  • Click on the Create Request Tab
  • Select the Property of your location.
  • Select the request Type – this describes the category of work (Building Maintenance, HVAC, Plumbing, etc).
  • Select the request SubType – this describes the activity (Toilet clogged, Too cold, Exit Light out, etc).
  • Describe your Request – if you need to describe your request in further detail, you may enter that information into this field.
  • Who is making this Request – You MUST enter your contact information.  All fields marked by a red square are required fields.
  • NOTE:  To receive updates via email on the status of your request, please make sure your email address is entered.

Hope the signage we’ve erected on Mile Hill has generated more notoriety for your businesses.  If you do not currently have a logo or wish to change your logo, please provide print ready art and I can have the signage fabricated and installed for around $800 per business.

Grounds and Maintenance:
Base on your input Real Assets has successfully renegotiated pricing for our landscape services.   This will help ensure NNN’s remain low.  We are always on the lookout for ways to minimize the additional costs at the building, please feel free to share suggestions on items that may be helpful in achieving this goal.

Please also note if there is any diminishment in the quality of landscape and grounds care, we we want t ensure that cost savings does not lead to an inferior facility for your customers.
